JOB OBJECTIVE:

The Facilities Manager has the key responsibility for managing the maintenance of all company owned and leased facilities, equipment, and vehicles. This position is to include assuring the optimal function of building systems including mechanical, fire/life safety, elevators, etc. The facilities manager works closely with outside contractors, building inspectors and vendors to ensure facilities are continuously well maintained and remain in compliance with government health and safety standards.

ESSENTIAL JOB FUNCTIONS:

Ensure that the company buildings, plumbing, electrical, heating and vehicles remain in good repair and meet all government regulations and company guidelines

Schedule outside vendors, contractors, and supervise maintenance staff in an effective timely way to meet the needs of the company

Develop a plan of regular and preventative maintenance and list of all capital improvements

Develop standards and procedures to ensure OSHA compliance

Manage general insurance program for company

Ensure shipping/receiving is properly managed

Work directly with the Company Buyer to purchase equipment and supplies within the maintenance budget

Evaluate safety procedures and work with other managers and directors to develop safe work practices

Ensure Emergency Preparedness plans are in place

Keep company vehicles in good operating condition through regular and preventive maintenance

Development of an on-call 24/7 emergency schedule and willingness to be lead on emergency coverage

Create and maintain floor plan/space planning documents

Solicit bids from contractors, review and compare bids; this is to include first preparing a clear and complete "scope of work" to be used as a reference for bidding

Responsible for maintaining and editing the Facilities Wiki page to insure that all current and pertinent information is available

Preparation, management and distribution of all facilities-related documents

Manage Facilities Department employees.

Supervise maintenance and janitorial staff with room and special event setups and cleaning

Manage third party security team for Armory and bar

Perform other job-related duties and work on special projects as assigned

ESSENTIAL JOB REQUIREMENTS:

EDUCATION AND EXPERIENCE:

BA or equivalent job related experience

Minimum 4 years experience with multi-site facilities management.

Experience working with CAD related software

KNOWLEDGE, SKILLS AND ABILITIES:

Basic property management skills

Basic computer skills: Microsoft Office Suite

Knowledge of project management software preferred

Excellent supervision, leadership, communication, organizational and planning skills

Good people skills including but not limited to the ability to work with individuals from diverse backgrounds in a positive and productive manner and the maintenance of good working relations with staff and outside vendors and contractors

Ability to work autonomously and use initiative to solve situations and complete tasks.

Excellent written and verbal skills
